Housing Is On the Rise – Don’t You Want to Choose Your Neighbors?

Recent reports are showing that home buying is on an increase not only nationally, but locally as well. The Triangle Business Journal reported yesterday that new homes sales are up nearly 12% over the same time period last year. Within South Lakes, at the time this blog was written, we have a total of 13 homes either currently under construction or ready to move into today. South Lakes is uniquely positioned to draw homeowners from multiple markets. Many of South Lakes’ residents work in RTP or in Raleigh. However, with our location being so close to Fayetteville, we also have a strong population of families who live in South Lakes, but work at Ft. Bragg. And we even have folks who are retired and/or work from home. So, now that the economy is improving and people are thinking about purchasing a new home, think about who you, as a South Lakes resident, would like to have as a neighbor. The very best way to guarantee that you have a great neighbor is to recruit them yourself! You chose South Lakes for a reason. Be sure to tell your friends about the how nice it is to live in a well-manicured community with an exciting pool complex and how nice it is to come home from work and take a nice leisurely stroll around the lake. Or about the quaint shoppes and restaurants in Fuquay-Varina. Before you know you’re your friends will want to come check it out for themselves. Come see what South Lakes is a great place to call home!

South Lakes Yard of the Month Competition

Now all that hard work can pay off! Preston Development and the builders of South Lakes are introducing a Yard of the Month competition. Master Gardener, Nelsa Cox , owner of the Garden Hut, will be our official judge. Nelsa will drive through our neighborhood each month and decide who has the best looking yard. Judging will be based on overall appearance, so make sure to keep your grass tight and trimmed, your flowers in full bloom and those sidewalks edged. The winner must agree to having a sign in their yard for the month and be mentioned in the South Lakes blog and press release. But more importantly, the winner will receive a $75 gift card to the Garden Hut ! Good luck to all!

Housing Continues to Improve Across the Triangle

Did you see the recent article lately in the News & Observer? Reporter, David Bracken, wrote a great article titled, Triangle home sales jump 35 percent in February . The increase compared February 2011 to the same period in 2012. This is indeed great news for the local economy. The Triangle is traditionally the last ones into slow periods and the first ones to come out of them. Consumer confidence is certainly on the mend with most economists speculating that we are done “bumping along the bottom” and are ready to begin our slow incline back to stability. This is also great news for existing homeowners as well as those considering purchasing. Both of our builders in South Lakes are offering outstanding interest rates along with their exceptional home values. Interest rates have never been better and the market for selling your current home has improved. So, since Spring is in the air, so let’s get moving. You’ve been waiting for the market to improve before putting your current home on the market. That time is now. Come see us at South Lakes and see how great a new home can be.

The Triangle Multiple Listing service reported a 7-month positive trend through January of this year. ( read article ) Wake County alone, posted a 16.8% sales increase over January 2011. Furthermore, In the News reported that the Raleigh-Cary market topped the nation’s housing list for appreciation and affordability ( see more ) So, with that said, while the rest of the country is showing only minimal improvement, be sure to look deeper and see what’s happening around the Triangle and at South Lakes.
Prep Your Yard for Spring

Spring will be here before we know it. With the days getting warmer most of us are getting eager to get out and work in your yard. A little work now will really pay off in the months to come. We are fortunate in Fuquay-Varina to have a master-gardener in our midst. Nelsa Cox is the owner of the Garden Hut and appears regularly on WPTF 680 talk radio, writes articles for local papers and contributes to articles written about gardening in the News & Observer, Cary Living, Carolina Gardener magazine, and other publications. I’ve lived in Fuquay for the past 18 years and Nelsa is the best! Here’s what she says about preparing your yard for spring: · It’s Plant-tone and Holly-tone time. Make applications of these fertilizers this month to all of your trees and shrubs for best results · Cut back ornamental grasses and liriope · Fertilize fescue lawns with a light application, about half the Fall rate. Keep an eye on the forecast and fertilize just before expected rainfall. · Apply a pre-emergent herbicide such as Dimension , to keep weeds like crabgrass under control Now is also a great time to plant shrubs and start thinking about the vegetable garden you always wanted to make. Don’t forget that keeping these plants watered is essential to their growing success. Stay tune

South Lakes Announces Expansion

(Fuquay-Varina, NC – March 6, 2012) – Preston Development is pleased to announce they will be expanding their South Lakes community located in Fuquay-Varina just 15 minutes South of Raleigh and 35 miles North of Fayetteville. Construction will begin late spring on the 20 acre parcel. Located next to the community swim and recreation complex, the new phase will house 54 homesites. Preston Development worked diligently in the initial planning to preserve a large oak tree at the entrance creating a open space with walkways and benches. The builder has not yet been announced. “We are excited to move expand into the next section of South Lakes,” shares Tim Smith, Co-owner of Preston Development. “Homes sales have been very steady and consumer confidence is certainly growing. South Lakes is a beautiful community located in a warm, welcoming town. It is a great place to raise a family.”

Lovin’ This Weather!!!

It’s Ground Hog Day and while most of the country watches Punxsutawney Phil , in the Raleigh area, we watch Sir Walter Wally . That’s right, we have our very own ground hog! One of the beautiful things about living in the central region of North Carolina is the fantastic weather. So it really doesn’t matter that Wally saw his shadow. The average temperatures for this area in January are highs in the mid 50s and lows in the mid 30s. That’s not bad at all, but this year we are enjoying even better weather with highs in the mid 70s!!! Some evenings are only dropping down into the 50s which make for a wonderful temperature to take a stroll around Southlake’s lake or bike ride through the neighborhood. My family and I enjoyed a picnic at Fallon Park just 4-1/2 miles from South Lakes. Next weekend we’re planning to have some of the neighbors over for a cook-out in the back yard. Who know, we may even break out the fire pit and roast some marshmallows! It’s great to live in a community where you really enjoy your neighbors and can get together for some greatly needed rest and relaxation! Come check out South Lakes for yourself. We still have room for you!

Thanksgiving Tradition

What’s your Thanksgiving tradition? For me it’s having my entire family over to our house, completely gorging ourselves on way too much home-cooking, and then everyone falling asleep watching football all afternoon. Occasionally, my brothers (both in their 40’s) will break out the remote control cars and have the Indy500 in the driveway. Ah, the memories! Now we have children who are about the age my brothers were when they first started the Indy tradition. It’s like a step back in time watching all the fun. Indeed, Thanksgiving is the time of year we slow down just a bit, reminisce and ponder about the things we cherish most. Family, job security certainly come to mind…but surrounding all of those thoughts is home. I am grateful to have a wonderful home for my family. We have created so many memories here in South Lakes that my children will cherish in years to come. I wonder what they will remember most when they are in their 40’s. Will it be grandma threatening to never give away Aunt Gladys' famous stuffing recipe, the dog stealing the turkey, or perhaps those Indy races in the front yard… Happy Thanksgiving!

Sweet Treats & Halloween Safety

Halloween is just around the corner. Preston Development and the builders of South Lakes, (D R Horton, Impact Builder Guide and M/I Homes) would like to invite all of the children of South Lakes to stop by all three sales centers on Monday, October 31 st between the hours of 3 to 5 pm. We have a special Halloween Treat for you. I did a little research to see if the town’s website had any “official” trick-or-treating hours and here’s what their website reports. They also had some great safety tips and listed some fun activities happening around town. The Town of Fuquay-Varina does not recognize an official day to celebrate Halloween. Traditionally, Halloween is on October 31 st which falls on a Monday this year, but it’s up to parents to decide when their children will trick or treat. Here are a few safety tips to keep the evening fun and safe: • A responsible adult should accompany children at all times. • Only go to homes with a porch light on and never enter a home or car for a treat. • Pedestrian injuries are common on Halloween. Children should stay in groups; Remain on well-lit streets; Use crosswalks if available; Never cross between parked cars or out driveways. • Don’t assume the right of way. Just because one car stops doesn’t mean others will! • Call the Fuquay-Varina Police at 552-3191 to report any problems.

Both of them have 2-car garages and each has its own unique personality. The neighborhood is simply beautiful surrounded by mature hardwood trees and a gorgeous lake. It’s the perfect time of year to sit out on your back porch and enjoy the company of a great neighbor or take a stroll along the meandering streets or around the lake. I’ve even seen some folks sitting around their fire pits winding down after a long day at work. Come out and see for yourself. South Lakes is can be the perfect place for you to retreat to this Fall!

Fall Is In The Air

So, last week we got the kids back in school, now it’s time to take a big, deep breath. Did you feel that? It’s Fall. Indeed, Fall is in the air. We can feel it with every breath we take. The evenings are getting cooler and the days are more bearable with temperatures in the 80s. Someone in my office made the comment today that she knew it was Fall because Starbucks has put the Pumpkin Spice Latte’s back on the menu! Not that any of us watch the calorie county, but here’s a link to the Starbuck’s page showing the “nutritional facts” about the Pumpkin Spice Latte. http://www.starbucks.com/menu/drinks/espresso/pumpkin-spice-latte And best of all, Starbucks is just 2.76 miles from a South Lakes!! If you look closely, you will see the beginnings of Fall colors coming out in trees. Just take a stroll around the lake and you’ll begin to see the colors dotting the skyline. Throughout the next month, the colors will become even vivid. Last year the colors were so brilliant. I can hardly wait for this year!

It's the Hap, Happiest Time of the Year

As the school bells ring once again this year, I’m brought back to the memory of a television commercial that Staples ran several years ago. It had an image of a dad riding a shopping cart up and down the store aisles while two children walked reluctantly behind him with long drawn-out, pouty faces. The funniest part was the music playing in the background…. “It’s the Hap, Happiest Time of the Year” – yes, the Christmas carol! In all honesty, while children idealize the thought of summers and summer vacations, most of them are very excited to return school, get back into a routine and of course, see their friends. There are many school options in the Fuquay area, from Wake County Public School system to many private, magnet and charter schools. The list is vast. Great Schools is a wonderful website which allows you to check out schools in a given area. Their web address is http://www.greatschools.org/north-carolina/fuquay_varina/ . The site also contains links and overviews to many private school options as well. Wake County Public Schools has a very informative website as well: http://www.wcpss.net/ . On this site, you can watch for the latest updates from the school board, get school assignments, school calendars for the year, even see what’s on the lunch menu at your child’s school. Perhaps one of the convenient things about living in South Lakes this time of year is that we do have a Staples store in Fuquay-Vari

Summer Fun!

Summer is in full swing in South Lakes! Just walk out your front door and you’ll see what I mean. Everyone is taking advantage of the great amenities in the neighborhood. In the morning you’ll find quiet serenity and cool overnight waters at the swimming pool - a great time to swim some laps and get in your morning exercise. By mid-day you can hear the joyful laughter of children splashing around under the water mushroom and nearby playground. By evening, families gather together and simply enjoy some relaxing time around the pool after a hard day’s work. The evenings also beckon you to take a stroll on the boardwalk along the lake. The sunsets are magnificent in Fuquay-Varina and I can’t imagine a better place to take them in than along the lake with the beautiful pink skies reflecting in the water. I can’t wait until fall when the leaves start to change. This is simply going to be amazing! With only private entrances into the community (no thru streets), South Lakes does not have a lot of automobile traffic. The streets meander through beautiful vistas. It’s a fantastic place for a nice long run. Besides, don’t you want to see what the new homes that are under construction are looking like? As I was leaving the community to run some errands in Fuquay last week, I even saw an old tire swing hanging from the oak tree near the front of the community! Are you sure that Norman Rockwell didn’t live here? What a great community to build your new home in! Come see for yourself.

Welcome!

Welcome to South Lake’s new blog! Check back with us often to stay up to date on the latest happenings within the community, in Fuquay-Varina and in the surrounding areas reaching from Raleigh to Fayetteville. Summer is in full swing and the pool is full of laughter and splashes! Preston Development recently hosted its annual Homeowner Picnic with over 100 residents in attendance. A scrumptious faire of hamburgers, hotdogs, and shrimp burgers from 42 nd Street Oyster Bar was all the rage while home-made ice cream from Sunni Sky’s (located just down the street) filled the tummies of both the youngsters and those of us who are “young at heart”. Joe Givens marveled us with his up-close magic while butterflies and dolphins were painted on the faces, arms and legs of children, and there was even some pretty serious corn hole tossing going on! As you can see, South Lakes is a new homes community full of life! There’s something for those in every phase of life. Enjoy a leisure stroll on the boardwalk along on the lake, take a dip in the pool at the recreation complex or have fun on the newly installed interactive playground complete with a very unique fish slide, or simply enjoy a refreshing cool drink on a neighbor’s porch taking in the beautiful natural surroundings. Stop by and see us. We’d love to show you around.
